Winter in Bend Oregon  . . .  local folks either rave about the powder at Mt. Bachelor or bitch about the dreariness and fog in town (what about those 300 days of sunshine each year?).  The Bend real estate market marches to its own drummer. For February, we saw a slight increase in January’s Bend Oregon Home Sales figure–up to 105 sales; and up a robust 54% from a year ago.  The median price also moved up just a hair to $189,000.

The grand prize winner was an almost 4000 square foot “opportunity of a lifetime” at Shevlin Commons that sold for $1.5 million. The only home this month that sold for over one million dollars.

It featured a “Northwest Regionalism” design, and, more importantly, unobstructed Cascade views.  A very cool home, at an equally cool $375 per square foot.

At the low end of the market for Bend Oregon home sales was a “huge investment potential . . . a great opportunity” that went at $47,500.  And who can argue with $32 per square foot?  The home, when completed, will be 3 bedrooms and 2.5 baths, and around 1500 square feet. At present, it features a very open floor plan.

All kidding aside, it will be a great home in the South Deerfield Park neighborhood.

Median Price in Bend Oregon . . . $190,000

The continued emphasis on bank-owned and short sales (68% of this month’s total) has kept the median price down . . . roughly $25,000 below February of 2009’s figure.  The median priced Bend Oregon home sale looks a bit like this

Notices of Default . . . Changes in Inventory

Notices of Default (the first stage in the foreclosure process) stayed remarkably high for the month at 326 . . . assuring a continued stream of distressed properties.  On a positive note (at least for beleaguered sellers), available inventory across the board plummeted, standing at just 6.4 months supply . . . that’s a about one third of the available inventory just one year ago.
