The Market is Fine!

The Bend real estate market is doing just fine, thanks. While we didn’t reach the vaunted 200 sale plateau in April, we came pretty close at 195. And, less than 5% of those sales were “distressed properties” (bank-owned and short sales). Quite a contrast  to just three years ago when distressed properties accounted for 63% of monthly totals.

Bend’s Median Price Hits $281,000

Following four stable months, where the median price in Bend hovered around the $270,000 mark, we saw a 4% bump in April to $281,000.

565 Homes On The Market In Bend

Despite the fact that there were 565 single family homes on the market in Bend  in April (up 35% from a year ago), there remained overall just 3 months of available inventory.

The National Association of Realtors considers 6 months of inventory to be a “balanced” market. We’re in the midst of a strong “seller’s” market all the way up through the $650,000 price point.

High End Bend . . . $1,125,000

The most expensive sale in Bend in April was “Long Creek Lodge” . . . a 4 bedroom, 4.5 bath, 4652 square foot home in Broken Top that sold for $1,125,000 (or $242 per square foot).

“The classic ambiance artfully incorporates modern touches . . . surround sound and high def home theater.”  The home also featured paver patios, a water feature with 70′ of stream (Get it? “Long Creek Lodge”), and views of the third green of Broken Top’s Wieskopf/Morrish track.

The home was on the market for 335 days.

$149,900 . . . The Low End

Wow! Rare to find anything under $200,000 (see all  homes under $200,000) . . . let alone $150,000. This one was a clean little single level across the street from the Tumalo Elementary School.

The three bedroom, two bath (second bath is in the garage!), 1152 square foot house sold for $130 per square foot. It was a short sale.

It was built in 1969, and sited on a .39 acre lot.

Moving Forward

Signs all point to an extremely busy summer . . . interest rates are remaining low, lots of new building permits (77),  pending sales are through the roof (235 for April), and Bend continues to be portrayed in the news as a wonderful place to live.
